Oya Kitchens worked with an independent dark kitchen operator to help licence two dark kitchens at their North London site.
Oya have managed three separate bookings at the site, including an Italian brand and a pizza brand, who used the space for delivery and click and collect. Currently they have a Taiwanese Food Vendor using the space as a preparation kitchen for offsite sales, and they've recently signed for a second term.
Licence fee PCM: £2,500+VAT

How much money could I make in a commercial kitchen?
We’ve seen sales range typically from £500-£10,000 per week. This is dependent on a huge number of factors and we’ll give you an estimate depending on the kitchen based on their previous sales.
What’s a Licence to Occupy?
A Licence to Occupy is the agreement between you (the kitchen) and the food vendor. It is a legal contract that outlines the terms of engagement and what is expected from both parties.
What do I need to provide before licensing a kitchen?
Our kitchens have certain requirements when it comes to finding a Food Vendor for their kitchen. The Food Vendor should be established to some degree. You will need to be registered as a company, have a tried and tested menu, and trading history for most locations. Once you’ve found a kitchen and signed your Licence to Occupy, you’ll need to provide employers and public & products liability insurance as well as food safety certificates for your chefs.
Who’s responsible for utilities?
Gas, Electricity, Water, WIFI, Waste Removal and Pest Control are agreed by the Host. If you want to charge utilities separately, a separate kitchen metre is recommended, please let us know during kitchen sign up.
Can I bring in my own equipment to the Kitchen?
Please request extra equipment when you request to book and the Host will let you know what’s possible.
How much money could I make at a residency?
Dine in residency revenue will vary from venue to venue. Oya kitchens will provide you with a dine in sales report from previous sales so you have a full understanding of what to expect. It’s important you also budget to market and promote the residency once you have signed for a site. We will also make sure that the host venue is there to support you as well.
